I am Sreevathsa from Bangalore. I was give the no of Advocate Anil Bajaj by my friend Mr Mukund. I approached Mr. Anil Bajaj, Advocate, for resolving a litigation and he did it very swiftly just with one notice! and a couple of calls.
I have a house in Yelahanka which I had rented to a person in 2019. He vacated the house in February 2020 without informing me. Only in June 2020 did he reverted to my email stating that he had vacates it long time back and kept the keys in the window! Just shows the arrogance and attitude of that guy.
Since this guy had pleaded me that he’s in a dire situation, I had given him the house without advance solely on a trust basis. This turned out to be my biggest mistake and only later I got to know that he’s a habitual offender. He had damaged my property, hadn’t paid the rent for the previous 3 months and the painting charges. When I asked him over an email to clear it, he said he will not and said with lot of arrogance that I can go to the court if needed. He probably thought that I would let him go, but I didn’t.
I approached Mr. Anil Bajaj and explained him the situation. He immediately said that he will send a notice to the offender. Mr. Bajaj sent a strong notice to my ex tenant mentioning the civil and the criminal proceedings that would be made against him, in case he doesn’t act lawfully. He was liable for both as he had even sublet the house to others and also had done few illegal activities in my premises.
The offender was shocked to see the notice of Mr. Anil Bajaj. and he called Mr Advocate Anil Bajaj from the phone nos in the legal notice. And Anil bajaj advised him to go to his lawyer who will tell him the seriousness of the crime he has committed. He immediately went to an advocate in his native (North Karnataka) and the lawyer called Mr. Anil Bajaj.
When Mr. Anil Bajaj explained to him in detail mentioning all the sections, the repercussions of not adhering to law and the punishment that the offender would get, the offender and his advocate yielded. Their advocate understood the severity of what would unfold and immediately advised the offender to clear off everything and pleaded to Mr. Anil Bajaj not to go with criminal proceedings against the offender.
Mr. Anil Bajaj agreed to it and got me justice within just 2 weeks without having to go to the court. He is very efficient advocate and I give my full recommendation to anyone who has any kind of litigation to approach Mr. Bajaj for a speedy and cost effective justice.
